A leak follows the rain. Condensation follows the cold. That single distinction separates the two most common causes of water inside a roof, and it settles the question in most houses without anyone going near the roof itself. Get it wrong and you can spend a great deal of money repairing a roof that was never letting water in.

Why this is the most expensive misdiagnosis in roofing

A homeowner sees water in the loft, calls a roofer, and gets a roof repair. Sometimes several. The water keeps coming back because the water was never coming in from outside. This happens often enough that it is worth treating the question as a genuine fork in the road rather than a formality, because the two problems share almost no solutions. A leak is a defect in the building envelope and it is fixed with lead, tiles, mortar or membrane. Condensation is a moisture balance problem inside the house and it is fixed with airflow, insulation detailing and habits. Money spent on the wrong branch is money gone, and the frustrating part is that the diagnosis is usually free.

The timing test, which settles most cases

Write down dates. It sounds too simple to be diagnostic, but it is the most reliable tool available to a homeowner and it costs nothing. Note every occasion you see water, and note the weather. A leak appears during or within a day of rain, particularly heavy or wind driven rain, and it does not appear during dry spells however cold they get. Condensation appears in cold weather, is worst on clear still nights when temperatures drop hardest, is often at its most obvious first thing in the morning, and can appear during a fortnight without a drop of rain. Four or five dated observations across a winter will usually make the pattern obvious. If water appears on a freezing dry morning, stop looking for a hole.

The distribution test

Look at where the water is, not just that it is there. Condensation forms wherever warm moist air meets a cold surface, which in a loft means almost everywhere at once: a fine film or scattered droplets across the whole underside of the roof covering, heaviest near the eaves, on nail points, and on any metal such as fixings or pipework. It is even, widespread and often described as looking like dew. A leak, by contrast, is local. It produces a run mark, a stained line down a rafter, a wet patch of insulation the size of a dinner plate, or a drip in one specific place, and it will nearly always relate to a feature: a chimney stack, a valley, a roof window, a soil vent pipe, or the junction with an extension. If you can point at one spot, it is likely a leak. If you cannot, because it is everywhere, it is likely condensation.

Where the water in condensation actually comes from

Everyday life puts a lot of moisture into a house. Cooking, showering, washing, drying clothes indoors, and simply breathing all release water vapour, and a typical household produces several litres a day. That vapour rises and, if it can find a route into the loft, it hits the cold underside of the roof and turns back into liquid. The routes are the ones nobody thinks about: a loft hatch that does not seal, gaps around a soil pipe or a bathroom extractor duct, downlights punched through the ceiling, and the small holes where cables and pipes pass through. The insulation is not the villain and should not be removed, but it needs a clear air path at the eaves, which usually means eaves vents, over fascia vents or proprietary trays that hold the insulation back from the edge.

The felt question, and what changed

Older roofs were built with bitumen felt beneath the tiles, which does not let moisture through. Roofs built or recovered more recently use a breathable membrane, which is designed to let water vapour pass outward while keeping liquid water out. If you have old style felt and a loft that has been sealed up and insulated hard, you have the classic recipe for condensation, because there is nowhere for the vapour to go. Droplets forming on the underside of the felt and dripping onto the insulation is the signature of it. Replacing felt with a breathable membrane is a genuine improvement, but it is a reroofing job, and it is worth knowing that it is not a substitute for ventilation. A breathable membrane in an unventilated loft can still see condensation, which is why the roof covering and the airflow have to be considered together.

Checks you can make safely, from the loft hatch

Choose a cold morning after a dry spell, which is the condition that separates the two causes most clearly, and open the hatch in daylight with the loft light off. Let your eyes adjust and look for daylight coming through the covering, which indicates an opening. Then look at the pattern of moisture: a general sheen everywhere including on nails and metalwork points to condensation, while a defined dark run down one rafter points to a leak. Feel the insulation near the hatch. Damp insulation right at the eaves with dry insulation in the middle suggests condensation or an overflowing gutter, whereas one wet patch in the middle of an otherwise dry loft suggests a leak above it. Check whether any extractor duct simply ends in the loft. Stay on the boarded area or on the joists near the hatch, do not crawl out across the ceiling, and do not do any of this in the dark.

Mould, smell and the other clues

Black spot mould on timber, on the underside of the covering or on stored boxes is a condensation signature, because mould needs sustained humidity rather than occasional soaking. A leak more often produces a clean water stain, a tide mark, or rot in one specific area of timber. Smell is worth trusting: a persistently musty loft that smells damp even in summer suggests a long running humidity problem rather than an intermittent leak. Rusted nail points across a wide area are another condensation marker, since the moisture is settling everywhere metal is coldest. On the leak side, look for staining that runs downhill in a line, and for a repair somebody has already attempted, which is often the best clue to where the trouble has always been.

When both are happening at once

In older houses this is common, and it is why chasing a single answer can go in circles. A roof can have a genuine defect at the chimney flashing and a loft with no working ventilation, and fixing either one alone leaves you with water still appearing. The way through it is to treat them as two separate jobs with two separate tests. Fix the defect, then watch through a spell of heavy rain and confirm the rain related water has stopped. Improve the ventilation, then watch through a cold snap and confirm the cold related water has stopped. Trying to judge both at once, through a wet cold winter, is how people conclude that the last three repairs achieved nothing.

How a professional proves which one it is

A proper diagnosis is evidence led rather than opinion led, and there are established ways to settle it. The simplest is a hygrometer left in the loft for a fortnight, recording humidity and temperature, because a loft running persistently above roughly seventy percent relative humidity in cold weather has a moisture problem regardless of what the roof looks like. The second is a controlled water test, where sections of the roof are wetted in sequence, starting low and working up, with somebody watching inside. That is slow and deliberately so: soaking the whole roof at once tells you nothing about where the water entered. The third is thermal imaging, which shows cold wet areas as clear patterns and is particularly good at revealing insulation that has been soaked and lost its performance. None of these are exotic, and any of them is more reliable than standing in a loft and forming a view. Neither problem is usually an emergency, and it is worth saying so plainly, because both get sold as one. Condensation that has been present for a winter or two is doing slow damage and should be dealt with before the next heating season, not tonight. A minor leak with a small stain and firm plaster can reasonably wait for a planned dry day, which will produce a better repair than a rushed one in the wet. What does need immediate attention is water anywhere near electrics, a ceiling that is sagging or bowing, timber that is soft to the touch or shows white fungal growth, or water entering fast enough to run rather than drip. White or brown fungal strands on roof timbers deserve proper attention quickly, because some forms of decay spread well beyond the wet area.

The fixes, and what each one actually costs you in effort

For condensation, start with the free measures: vent the bathroom and kitchen properly to outside, stop drying washing on radiators in unventilated rooms, close internal doors when showering, and make sure the loft hatch closes against a seal. Then the small jobs: redirect any extractor duct that terminates in the loft, seal obvious gaps where pipes and cables pass through the ceiling, and clear insulation back from the eaves so air can move. Then, if needed, add ventilation at the eaves or ridge. For a leak, the work is specific to the defect, and the honest position is that most leaks are one component rather than a roof at the end of its life. Either way, resist the offer to solve a damp loft with a full reroof until somebody has demonstrated which of the two problems you actually have. The order matters as much as the actions. Stopping moisture at source is always worth doing first, because it is free and it reduces the load on everything else, and a loft that has been made to breathe properly will often dry out over a single summer without any further intervention at all, which is the cheapest outcome available and the one most often skipped past.
