On a warehouse roof the water does not run off the edge. It runs into a lead lined box gutter or a valley behind a parapet, then out through one or two outlets, and those outlets silt up with grit, moss and pigeon debris. The first sign inside is a stain in the middle of a top floor ceiling nowhere near a wall. Old lead that has been walked on cracks along the fold. Clearing an outlet is cheap, and finding it early is the whole job.
