Roofers in Manchester City Centre, M1

Manchester city centre roofing is different to suburban work. M1, M2 and M4 include mills, warehouses and apartment blocks, with flat and shallow pitched coverings behind parapets, lead lined box gutters and long valley gutters. Dave has 25 years on the tools.

Mill and warehouse roofs in Ancoats and the Northern Quarter

Ancoats became a conservation area in 1989, taking in the spinning mills along Redhill Street and Jersey Street beside the Rochdale Canal, and the Northern Quarter sits inside the Smithfield and Stevenson Square areas designated in 1987. Most of these buildings were converted in the last thirty years, and a good number were finished in torch on felt that is now at the end of its life. We recover them in single ply or GRP, and we detail the parapet upstand properly rather than dressing new felt over old.

Parapets, box gutters and valleys that hide the leak

On a warehouse roof the water does not run off the edge. It runs into a lead lined box gutter or a valley behind a parapet, then out through one or two outlets, and those outlets silt up with grit, moss and pigeon debris. The first sign inside is a stain in the middle of a top floor ceiling nowhere near a wall. Old lead that has been walked on cracks along the fold. Clearing an outlet is cheap, and finding it early is the whole job.

Scaffold, permits and access in Manchester city centre

This is the genuine difficulty here. Any scaffold that oversails a footway needs a permit from the council, a safe walking route kept open at ground level, and there is an embargo on new scaffold inside the city centre perimeter between 16 November and 4 January. Applications take days, not hours. So we look at the alternatives first: an internal hatch, a roof level anchor, or a powered platform for a short visit, and we deal with the managing agent on communal work.
